Victoria real estate market quiet but steady to summer’s end

September 2, 2025  A total of 525 properties sold in the Victoria Real Estate Board region this August, 3.7 per cent fewer than the 545 properties sold in August 2024 and 22.8 per cent fewer than in July 2025. Sales of condominiums decreased by 16 per cent from August 2024 with 152 units sold. Sales of single family homes increased by 6.3 per cent from August 2024 with 268 sold.

“August was a quiet but steady month,” said 2025 Victoria Real Estate Board Chair Dirk VanderWal. “Typical of what we’d expect for the time of year, the late summer month saw fewer sales and a small decrease in the available listings. Many people shift focus to vacations and back to school preparation in August. Home buying, selling, and moving projects are often put on hold until fall. Some sellers use the month to prepare their home for listing in the busier fall market.”

1. Layer with Textures & Fabrics – As the temperature drops, adding layered textiles instantly creates a sense of warmth and comfort. Swap out lightweight summer fabrics for heavier, cozier materials like chunky knit blankets, flannel or velvet throw pillows or wool/faux fur area rugs

2. Set the Mood with Warm Lighting – Lighting plays a major role in how a space feels, especially as daylight hours shrink. Try fall-scented candles like pumpkin spice, cinnamon, or sandalwood to engage the senses.

3. Bring in Seasonal Décor — Subtly – You don’t need to go overboard with pumpkins and scarecrows. Swap out summer florals for dried wheat, eucalyptus, or faux autumn stems or 

add seasonal accents like pinecones, mini pumpkins, or wood trays. Neutral fall décor helps potential buyers imagine themselves in the home without distraction.

4. Make Your Fireplace a Focal Point – If you have a fireplace, now’s the time to make it shine — even if it’s just decorative. Clean and inspect your fireplace (and chimney if in use), add a stacked wood pile (real or faux), and decorate the mantel with candles, seasonal garlands, or lanterns.

5. Add Earthy Tones to Your Color Scheme – Switch out summery colors for rich, warm tones that reflect the natural shift outdoors. Small updates make a big difference, especially if you’re prepping for fall showings!
