You talk / We Listen—We can get to know each other. You share your motivation for selling, your plans, and your expectations. We go over the process of selling a home and what you can expect from us and from the experience.

First Impression walk-through—Starting at the curb, Ally—it’s usually Ally—looks at everything in your home and on your property and make notes. It takes about two hours and within two days, we send you an itemized list of suggestions to prepare the house for sale and make the best possible impression on prospective buyers.

Does it make difference if you follow the suggestions?

ABSOLUTELY!

Not only does it make a better impression on buyers, it increases the value of your home and puts you in a much stronger position when it comes time to negotiate.

Does it mean you have to get rid of your belongings
and bring in modern furniture for staging?

ABSOLUTELY NOT.

Pricing your home—When you list your house for sale, you are entering a competition with other houses that meet similar specifications, such as location, price, size, and number of rooms, to name a few. We use a variety of pricing tools, including Comparative Market Analysis (CMA) and pricing graphs, to help you pinpoint the value of your property in the current real estate market. We also look at those other houses to help you decide on a listing price that will competitively attract buyers.

While nothing replaces the assessment of a real estate professional, you can get a quick approximation of the value of your home in today’s market by using our online Home Evaluator.

We then complete Multiple Listing Contract, which includes a property disclosure statement. We hire a professional photographer to capture the best attributes of your home. We hire a professional to create a precision, custom floor plan. We learn about your favourite qualities of your home to assist us as we write a short description to promote your home.

Marketing

Online marketing—Our online marketing system allows us to make information accessible 24-hours a day and to respond immediately and directly prospective buyers. This system also notifies buyers registered in the system that a house meeting their specifications has come on the market. We also purchase an internet domain for each listing and display it prominently on the yard sign to assist interested buyers who drive by.

Traditional marketing—As soon as you list your home with us, we enter it on the Multiple Listing Service (MLS). Other agents can immediately access your property information by computer.

Open Houses, Negotiation & Closing

Open Houses and Showings—We host open houses at the beginning of the listing to ensure your property has excellent exposure to the buying public. We manage all showing details for you and with your input. We solicit feedback the day after each showing and share it with you – you never have to wonder what’s happening with your listing.

Sales Negotiation—When someone makes an offer, we act on your behalf every step of the way. Our negotiation skills are exceptional, ensuring we reach an agreement that meets or exceeds your expectation.

Closing—We guide you through the closing steps and, if needed, make recommendations for a lawyer to transfer title. We check in with you during the days before and after possession to answer any questions that may have arisen.

Then, because we really do care about what happens with our clients, we stay in touch. And of course, you are always welcome to call us anytime, even if it is just to say hello. We love that!
