Our Steps to Buying a Home


Buying a home is a big decision—no matter how many times you’ve done it! You are faced with a lot of decisions—and that can be overwhelming and stressful.

Our role is guide you through the process and help you with the decisions —calmly, clearly, and confidently—so you can enjoy the experience of buying your home, knowing that every detail has been addressed and that your final decision will be one you’ll be happy with for years to come.

You talk / we listen

We begin with an appointment in our office to complete a buyer’s needs analysis. You tell us why you want to buy a home. To raise a family or for your family? Do you want more space for entertaining, a bigger yard, or recreational property? Are you upsizing or downsizing? To stop paying rent and start building equity? What are your next steps?

We talk about what kind of home you’d like and where you would like it to be. We consider neighbourhoods, schools and daycares, recreational facilities and libraries, shops and services, commutes and transportation, entertainment and parks.

Then we ask you about home styles and space. Does your situation require a one-level home or are stairs acceptable? Do you want a newer home, or maybe an older one to fix up? We even talk about how long you expect to live in your new home.

By the end of that conversation, we have a comprehensive list of “must haves” and “like to haves.”

Price range

Mortgage pre-qualification allows you to determine your price range before you start shopping. It can be done over the phone or even online with a bank or mortgage company. We can refer you to a mortgage professional who has an excellent reputation for successfully obtaining approvals for their clients.

We are very familiar with the current homes on the market, and we know neighbourhood values well, so we can help you determine which properties are fairly priced and in good condition before you start your search.

We also have the best possible resources and communication systems available today to help you locate the homes on the market that match your specifications.

To give you an idea of what is currently on the market, use our Home Finder tool. You will receive an email from us shortly detailing the properties that meet your criteria. Plus, you will receive an email any time we add a new property that meets your criteria!

We arrange showings for you to see homes that best meet your specifications. Sometimes, the right home shows up quickly, and other times, it takes some time. While it always pays to be patient, you can rest assured that we assess every option on your behalf until we find the right one.

offer, acceptance, & closing

When you have found the home you want to purchase, we review comparable listed and sold properties so you feel confident with the details of your offer. We contact the seller’s agent and expertly handle the negotiation. When the terms are satisfactory to both parties, we have an accepted offer. During the next 10 days or so, we work diligently to enable you to remove your conditions comfortably. We stay in touch with you until closing and beyond to make sure you are happy with your new home.
