Wow what a month! The COVID-19 outbreak has been testing everyone’s endurance, but remember you are not alone.  If you look around your community, you’ll find some comfort in seeing how we are all pulling together – from a distance. You’ll see people helping the most vulnerable amongst us, heroes working on the front lines, and teachers and parents finding creative ways to educate our kids. 
 
You may be wondering what is happening in the real estate market. Yes the activity is a tad slower, but there are a lot of buyers looking for homes to move into, and people are still choosing to list their homes for sale.  The showing and listing process need to be done a bit differently but it is nothing that we cannot handle, and together, we can reach your real estate goals.

Victoria Spring market far from the usual as real estate continues to react to pandemic

May 1, 2020  A total of 287 properties sold in the Victoria Real Estate Board region this April, 58.8 per cent fewer than the 696 properties sold in April 2019 and 52.8 per cent fewer than the previous month of March 2020. Sales of condominiums were down 64 per cent from April 2019 with 73 units sold. Sales of single family homes were down 55.8 per cent from April 2019 with 163 sold.

"We continue to see the impact of the COVID-19 pandemic on the local real estate market," says Victoria Real Estate Board President Sandi-Jo Ayers. "Sales numbers are much lower than what we expected to see this spring and new listings are slow to come to market as owners wait to see what our community's trajectory is over the course of this pandemic. As a result, the available inventory of properties for sale remains lower than in April last year. Like so many other industries, much of the real estate market is watching, waiting and adapting."

There were 2,305 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of April 2020, 16.2 percent fewer properties than the total available at the end of April 2019 but a 2.4 per cent increase from the 2,252 active listings for sale at the end of March 2020.

"Real estate services and REALTORS® were declared an essential service by our province in March in order to protect consumers who need to make real estate transactions during this time," adds Ayers. "This responsibility has opened opportunities for our profession to adapt our way of doing business to ensure our community's health is protected. Technology has allowed us to move much of our work online. Now you can participate in an open house from the comfort of your couch and manage your contracts and negotiations securely online. Of course, the vast majority of transactions still require an in-person showing at some point and so local Realtors are ensuring they are adhering to the advice of the Provincial Health Officer. We know that we are in complex times, but also that some people need to buy and sell. Our message has been and will be moving forward - if you need us, we are here."

Managing COVID-19 Stress, Anxiety & Depression

 

News and information about the spread of COVID-19 is coming at us quickly. It can be hard to remain calm given all that is going on. Stress, anxiety, and depression are not unusual for people of all ages. But there are things we can do as individuals and collectively to deal with stress and support one another during these challenging times.
 

1. Know the Facts

Using reliable sources of information will ensure that what you do learn is fact, not fear-based.

2. Reach Out

Social distancing is important and will help control the spread of the virus. At the same time, it can also create even greater feelings of isolation, loneliness, and sometimes depression. Use this time to connect in other ways...call those who are alone, connect with friends online, and offer support to those who really need it. Offer a virtual hug over FaceTime or Skype.
 

3. Have Calm Conversation

Maintaining a sense of calm, especially when talking to children, will go a long way toward easing their fears and uncertainty. Provide age-appropriate, factual information and give them the opportunity ask questions and share how they are feeling.
 

4. Practice Self-Care

Build self-care into your day, even (and especially) as activities change and routines are disrupted. All the things you do to take care of yourself will help manage your stress. And by taking good care of yourself, you’ll be better prepared to take care of others. Some self-care ideas:
  • Meditate
  • Play a board game
  • Practice deep breathing
  • Take a bath
  • Read about something other than the virus
  • Cuddle your pet
  • Start a digital detox (leave your phone alone for a while)
  • Exercise
  • Stick to a routine similar to what you had before

5. Seek Help

You know your body and its signs of stress. If you are having trouble managing your mental health, contact your healthcare provider and encourage those you love to do the same.
